House Rules
These rules are part of the rental agreement and protect the house, the island and your stay.
Arrival & departure
- Check-in from 16:00, check-out before 10:00.
- Late check-out fees: €250 (under 5 hours), €600 (over 5 hours).
- All guests must provide passport or ID at check-in (Spanish tourism regulations).
Guests, parties & noise
- Maximum 12 registered guests; unregistered visitors may not stay overnight.
- Parties and events only with prior approval — no commercial or ticketed events.
- Quiet hours 22:00–08:00: no music, parties or excessive noise.
- No external sound systems or DJ equipment without written approval; the Sonos system is provided.
The house
- No smoking indoors — outdoor areas only.
- No glass near the pool; children must be supervised.
- Pets only with prior written authorization.
- Please do not move furniture or alter installations.
- Air conditioning: 21–23 °C recommended, never with open doors or windows.
- Subletting or transferring the stay is not permitted.
Fines & charges
- Disturbing the pond or its fish: minimum €1,000 fine.
- Undisposed garbage: €50 per bag.
- Damage, lost keys or extra cleaning may be deducted from the €6,000 deposit.
Cancellation & payment
- 50% of the rent confirms the booking; the balance and the €6,000 deposit are due one month before arrival.
- Cancellation more than 16 weeks before arrival: refund minus a 10% administration fee if the dates are re-booked.
- Cancellation less than 8 weeks before arrival: the full rental amount is charged.
- The deposit is refunded within 7 days of the check-out inspection if no damages are found.
